Q I need to move home, what is my first step?
A The first step is to take a look through the properties available on the Website or in the newspaper. If you find anything suitable email or telephone the office and we can take more details of your circumstances and arrange the necessary viewings.

Q I have viewed the house and would like to take it, what do I do now?
A We will send you our Application form and Credit Check form. You will need to complete both of these and provide the deposit and administration fee on return of the Application form, this can be in the form of a cheque, bankers draft or a cheque.

We take up through references and you will need to be able to supply the contact details for your bank, employer, previous landlord (if applicable) and a character reference. We also ask for a copy of Proof of Residency for every adult in the house. If you are under 25 we require a guarantor.

Q What are the in-going costs?
A The in going costs are a deposit of the rental amount plus £100. An administration fee of £117.50 (This fee is per person). The bank are also likely to make a charge for providing a bank reference, this is usually between £8-£10. For a couple the admin fee is £176.25.

Q What if I cannot provide the necessary references?
A We consider each application individually so the way we deal with the situation can differ somewhat. We often ask for a rental guarantor or for a potential tenant to provide six months up front of the rental amount if some of the references are poor or unable to be supplied.

It is unlikely that we will be unable to work around this at that stage, but if that is the case we will refund the deposit and administration fee to you in full.

Q Once I have applied to take a property how long does it take until I can move in?
A In most cases it takes approximately two weeks to receive all the references back and be in a position to move into a property. This can often be shorter depending on the speed of the referees. If they can fax back replies this does shorten the time it can take. The day we receive your application form, deposit and admin fee we send off all the references first class with first class stamped addressed envelopes.

Q Do you accept Housing Benefit?
A We can sometimes accept Housing Benefit, however often in newer properties specifically bought to rent out the Mortgage companies specify that they can only take tenants in full time employment and unfortunately there is no way we can work around this.

Q When and how do I pay the rent?
A The rent is paid on the tenancy date, this is the date that you move into the property. The first months rent is payable the day you move into the property and a standing order mandate will be set up for further monthly payments.
